MINUTES <br />CITY COUNCIL <br />JANUARY 27, 1999 <br />aest:~etically appealing. Fahey asked the reason for changing to <br />the current layout. <br />Gordie Howe, developer, reported that originally they had planned <br />to construct walkouts on the site north of Allan Avenue. However, <br />in selling the units in the first two phases it was determined that <br />buyers preferred the 2-story and 1'h-story slab-on-~rade designs <br />being constructed in the first two phases. Howe also pointed out <br />that they would like to keep the townhomes away from the ponds <br />as much as possible. Howe again explained that the plat shows the <br />housepads that does not show the staggering and contours that the <br />structures themselves will have. Howe reported that there will be <br />22 feet between buildings and approximately 17 feet between lot <br />lines. <br />Fahey pointed out that the Council is not obligated to approve the <br />Preliminary and Final Plat as presented. Pedersen asked how the <br />poncis ended up to be where they did. <br />Frattalone reported that he could not answer the question on the <br />pond locations, but stated that the original concept with the cul-de- <br />sacs did not work when laying out the development ~iven required <br />setbacks, the size of the buildings, contours of the property. <br />Frattalone stated that they wanted to see as much separation as <br />possible from the townhomes and the industrial property to the <br />north. <br />Pedersen noted that the third addition has a density of 10,000 <br />square feet per unit while the density on the south is 8,000 square <br />feet per unit. <br />Morelan suggested that the En~ineer shou(d not have approved the <br />pon¢s without the Preliminary Plat being submitted to the Council. <br />The City Administrator pointed out that the Final Plat for Pitrina <br />Park Terrace was approved subject to the City Engineer's approval <br />of easements and pond design. <br />Fahey pointed out that the concept design originally presented for <br />the property north of Allan Avenue was more aesthetically <br />pleasin~. <br />Pedersen pointed out that the cul-de-sacs push the houses closer to <br />the industrial property. <br />6 <br />
