MEETINC PENDING A DETERMINATION OF THE <br />SOIL CONDITIONS' AT THE REAR OF THE PROPERTY <br />The foregoing resolution was duly seconded by Scalze. <br />Ayes (5) LaValle, Scalze, Fahey, Morelan, Pedersen. <br />Nays (0). Resolution declared adopted. <br />CUP FOR OPEN Mayor Fahey opened the public hearing to consider the application for <br />AND OUTDOOR Conditional Use Permit for open and outdoor storage of equipment as <br />STORAGE - an accessory use at 3104 Edgerton Street owned by Robert Buetow. The <br />3104 EDGERTON- Planning Commission has recommended denial of the CUP since they <br />ROBERT feel it would not be possible to screen the property. Fahey pointed out <br />BUETOW that the property is zoned Industrial and asked if there was any basis to <br /> deny the CUP if the applicant meets the conditions set by the City. <br />Morelan indicated that the applicant could not meet the City's conditions <br />if it were not possible to screen from the public right-of-way. <br />Robert Buetow indicated that he would be able to screen his outdoor <br />storage fiom Edgerton Street with a standard cyclone fence with slats. <br />However, given that County Road D is higher than 3104 Edgerton Street, <br />the only way to screen would be to install a 12 to 16 foot fence. This <br />fence height would require a variance. Buetow also indicated that he <br />would be willing to stucco the fence to make it aesthetically pleasing. <br />Scalze reported that there are other problems with this property and <br />pointed out that the City's Comp Plan has desi~nated the future use of this <br />site as residential. <br />Buetow pointed out that he purchased the property as I-1 <br />Scalze noted that the City is not required to grant a Conditional Use <br />Permit for outdoor storage. <br />Buetow reported that he plans to eventually add on to the existing house <br />that would result in the outdoor storage being enclosed. Buetow reported <br />that he had hoped to put on this addition this year. However, he has found <br />that he will need to hire an architect to draw the plans, therefore, he <br />anticipates doin~ the addition in a year or two. <br />Fahey asked if the Code allowed the City to take into account the <br />character of a neighborhood in considering a request for a CUP, noting <br />that this area is surrounded by residential use.
