MINUTES <br />CITY COUNCIL <br />JULY 14, 1999 <br />Scalze suggested there could be additional parking in the front of the <br />property. Valento reported that there are one to two semi deliveries each <br />day to the site, and these semis need room in the front of the building. <br />Morelan suggested that additional parking could be located where the two <br />semi-trailers are currently parked. Valento disagreed, pointing out that <br />once the semis are ~one, they will activate the overhead door at the back <br />of the building. <br />Scalze suggested that Mr. Valento work with the Zoning Administrator to <br />come up witlt an acceptable parking plan. <br />The Zoning Administrator pointed out that one of the conditions of having <br />exterior storlge is that adequate parking must be provided on the site. <br />Otherwise the amount of exterior storage would need to be reduced to <br />provide room for the parl<ing. <br />Scalze suggested that more of the fenced exterior storage area could be <br />located on the Water Department easement, so that required parking <br />would be outside that easement area. <br />Valento reported that he was on the Council at the time Art Ryan <br />developed the industrial parlc One of the reasons for development of the <br />park was to provide opportunities for small businesses. Valento outlined <br />the soil conditions of the area. He also pointed out that the small lots <br />make it dif6cult to meet the City' parl<ing requirements. <br />Fahey asked if the parl<ing rec~uirements that are being applied now are the <br />same as when the propeirty w1s ori~inally developed. Fahey wanted to <br />know if the Code had become more restrictive and demanding than it was <br />when Ryan industrial Park was originally platted. <br />The City Planner indicated that he would have to look at the Code that <br />existed in 1979 to answer that question. <br />Scalze asl<ed about die original site plan for this property. The Zonin~ <br />Administrltor indicated thlt there is no original site plan for this property. <br />Valento indicated thlt the building that was constructed on the site is not <br />the same one that was originally proposed. <br />Scalze agreed with Valento's earlier comments that Ryan Industrial Park <br />was a starter place for small businesses. However, 20 years later some of <br />these businesses appear to have outgrown the property. <br />
