MINUTE5
CITY COUNCIL
JULY 14, 1999
Fahey again stated that he would like to know the parking standards that
existed in 1979. Fahey felt that at a minimum the City needed to hold to
those standards. F1hey suggested that perhaps a hardship exists on this
particular property given the easements at the front and back of the site.
Scalze indicated that the City must treat propeRies in the park consistently.
Fahey indicated that the vision for Ryan Industrial Park was that the City
would have a decent park. Even though the soils could not support heavy
buildings, it could support pole buildings. The City has standards for
landscapin~, screening, parking, etc. Fahey stated that he would like to
know what those standards were in 1979 and how they compare to
existing standards.
Morelan suggested that action on this CUI' be tabled until the City can
determine the parl<ing standards thlt existed in 1979 at the time this
building was developed. Morelan pointed out thlt in this case the outdoor
storage use is not a part of the business located in the buildin~. Therefore,
he would be less inclined to waiver from parking requirements since the
outdoor storage as a principal use could be eliminated from the site.
Valento repo~ted that he owns the property and the principal outdoor
stora~e use is for his family's construction business. He rents the building
out to Burr Technolo~ies. Burr Technologies does not require outdoor
storage.
Morelan asked if the oirtdoor storage would be screened. Valento replied
that it would.
Morelan pointed out that this property is visible from Woodlyn Avenue,
and questioned the ability to screen from that street due to elevation
differences.
Fahey a~ain requested the parking requirements from 1979 and asked for
the ramifications of this information on otlier prope~ties in Ryan Industrial
Park so that the Council cou(d apply any action it takes consistently.
Mr. LaValle introduced the following resolution and moved its adoption:
RESOI.UT/ON NO. 99-7-77G - TA13I,/NG ACTION ON THE CUP
FOR OPEN AND OUTDOOR STORAGE FOR 3179 SPRUCE
b~TREET UNTII.
