Tuerk expressed concern that the Council is <br />against business in the City, and pointed out the denial for the <br />development of an SA gas station/convenience store at the intersection of <br />Little Canada Road and Country Drive. Tuerk suggested that if the <br />Buetow and McCumber properties were rezoned, no one would buy these <br />properties. He again mentioned the decline in tax base on the property. <br />Fahey suggested that tax base would not dec(ine if the property were <br />rezoned given that the existing use of the property would remain the same. <br />Tuerk pointed out that if the property is redeveloped as residential, tax <br />base would decline. <br />Tuerk pointed out that when McCumber first purchased his property, he <br />requested that it be divided so that he could construct a house on Edgerton <br />Street. His request was denied, and the Council indicated that the entire <br />site should be developed as I-1. <br />Buetow pointed out that if his property is rezoned, the existing house will <br />stay. If not, his proposal would be to tear down the existing house and <br />construct a new L-shaped building on the site. This building would block <br />visibility from County Road D and Ed~erton. The property would also be <br />landscaped. The new building would eliminate the need for outside <br />storage. <br />Fahey pointed out that while he has heard that proposal verbally, no <br />formal plans have been submitted. Buetow indicated that he did not want <br />to hire an architect to design a building if the property was going to be <br />rezoned. <br />The City Administrator reported that in meetings with staff, the Buetow's <br />have mentioned the possibility of a new building in the long-term and <br />indicated they could not afford to build it right away. Buetow indicated <br />they could afford it now. <br />Fahey suggested that consideration of the rezoning concept be tabled for <br />60 days to give the Buetow's an opportunity to come in with a plan for <br />their property. Fahey pointed out that the City has spent a lot of time and <br />money developing its Comprehensive Plan. The vision of the Comp Plan <br />for this property is not I-I in the midst of a residential neighborhood. <br />Fahey suggested that he would favor an RB zoning of the property <br />pointing out that it would not prohibit the existing use of the site. <br />io <br />
