MINUTES <br />CITY COUNCIL <br />SEPTEMBER 22, 1999 <br />McCumber suggested that the Council change the Comp Plan and leave <br />the property zoned I-i. McCumber suggested that it would be too <br />expensive for a developer to purchase this property and develop it as a <br />residential site. <br />Fahey pointed out that the Council has not indicated what zoning would be <br />appropriate for the area. Fahey suggested that perhaps a Residential- <br />Business (RB) zoning would be best. <br />Mrs. McCumber reported that they have reviewed the tape of the last <br />Council meeting at which this matter was discussed, and there was the <br />indication that townhouses would work for the property. <br />Mr. McCumber reported that with the heavy traffic in the area, the site <br />was not suited to residential development. <br />Scalze suggested that perhaps RB would <br />McCumber pointed out the noise from the freeway. Scalze noted out that <br />the City is surrounded and cut in half by freeways. <br />Mrs. McCumber asked why the City wanted to change something that was <br />workin~. Morelan pointed out that the Council must look to the future and <br />the best use of the property. Morelan felt the site was a tou~h one, noting <br />that these sites would not make a good residential site for the reasons <br />mentioned by the McCumber's. Morelan indicated, however, that he did <br />not feel the site was appropriate as an I-1 site given the residential <br />development on three sides of the site. <br />McCumber suggested that the City allow the Buetow's to build the <br />building they want in order to eliminate their outdoor storage needs. <br />Morelan pointed out that the Buetow's are limited as to the size of a <br />storage building based on the size of the principle building. Morelan <br />suggested that if the property is rezoned, existing conditions will not <br />change over night. He noted that eventualiy the property will deteriorate <br />and something will need to be done with the site. Morelan felt the City <br />needed a plan in place to address this area in the future. <br />Fahey noted that if the property were rezoned, the property owners would <br />not be prohibited from maintainin~ what they have or from selling their <br />propeirty for the same use. Fahey pointed out that some day the property <br />will redevelop, and no one on the Council would favor an I-1 <br />redevelopment for this site. Fahey also indicated that no one wants to put <br />the Buetow's or the McCumber's out of business. However, the zoning <br />
