MINUTES <br />CITY COIINCIL <br />SEPTEMBER 22, 1999 <br />Morelan asked if there was a zoning that would allow the Buetow's to <br />redevelop their site with the building they have mentioned. The City <br />Planner suggested that the BW District might be appropriate pointing out <br />that business contractor shops are allowed in BW. The Planner indicated <br />that he is not familiar with all the uses on the McCumber property. <br />However, the mini-warehouse and contractor shops would be allowed in <br />BW. <br />Fahey asked the outdoor storage provisions for the BW District. The <br />Planner reported that they were the same as I-1, that is, would be allowed <br />by Conditional Use Permit. <br />Buetow again pointed out that if they develop a new building on their site, <br />they would not require outdoor storage. <br />LaValle pointed out that there would be an impact on the McCumber <br />property because they have outdoor storage of trucks. McCumber pointed <br />out that the trucks on his property are in and out daily and are not stored <br />on a permanent basis. McCumber noted the comment that the City has <br />spent a lot of money on the Comp Plan, and indicated that he has spent a <br />lot of money on his buildin~ and the preparation of his site. McCumber <br />reported that he does some fabrication for outdoor lighting in his shop, and <br />noted that this is allowed in the I-1 District. McCumber pointed out that <br />the Comp Plan could be changed to reflect the I-1 zoning of the property. <br />LaValle stated that he was not in favor of rezoning this property to either <br />R-1 or R-2. LaValle did not feel it would be economically feasible for <br />these sites to redevelop as residential. He noted that the present use of the <br />McCumber property has existed for the past 22 years, and suggested if a <br />developer comes in with a redevelopment plan for the property, that would <br />be the time to rezone. <br />Pedersen stated that the issue first came up due to the condition of the <br />Buetow property. The question is should the City allow the use of this <br />property to be intensified via construction of a new buildin~, or should the <br />zoning issue be addressed now. Pedersen did not feel the Buetow business <br />should be allowed to continue operating as it is now. Pedersen felt the <br />appearance of the property was poor. <br />Morelan sug~ested that if the property is not rezoned there would be no <br />protection to the City that the industrial use of the property would not be <br />intensified. Morelan asked if the BW zoning would fit the current uses of <br />the McCumber property. <br />Scalze asked about RB zoning. <br />11 <br />
