Under the current language, the <br /> <br /> following subdivisions are exempt from full platting: <br /> These Subdivisions are allowed by "metes and bounds", or certificates of survey. They <br /> require Planning Commission review and City Council approval, but do not require the <br /> full documentation of a Preliminary Plat: <br /> • Subdivisions that only adjust the location of a common boundary lot line between <br /> adjoining properties. <br /> • Subdivisions that create two lots out of one, provided there are no non- <br /> conformities on the property. <br /> In addition, in the case of a request for a lot combination, the City Administrator may <br /> approve this "subdivision" without review or approval of the Planning Commission and <br /> Council. <br /> Staff recalls that at some point in the past, the City permitted subdivisions of as many as <br /> three new lots to proceed as "simple subdivisions", but this does not appear to be the <br /> case under the current language. As a part of this review, the Council may wish to <br /> discuss this threshold to either confirm the current two-lot language, or consider a <br /> different allowance. <br /> The Planning Commission did not discuss this aspect of the proposed amendment. The <br /> Council should consider whether further Planning Commission input would be <br /> appropriate if a different lot count is to be included in this amendment. <br /> 2 <br /> <br />
