New home builder and remodeling center showroom <br /> <br /> To provide further assurance that traffic generation/volumes will not become <br /> problematic, it is recommended that the PUD Permit stipulate that such uses are limited <br /> to the southern one third of the building (the area identified as "future showroom" on the <br /> site plan). <br /> Seasonal Outdoor Sales. The PUD Permit stipulates that seasonal outdoor display for <br /> HOM furniture outdoor patio sales is allowed but limited to the location identified on the <br /> approved site plan. As shown on the site plan, outdoor sales activities are proposed <br /> east of the "high bay" warehouse and encompass an approximate 7,800 square foot <br /> area. <br /> The applicant has requested the following PUD Permit modifications related to seasonal <br /> outdoor sales: <br /> 1. The existing PUD Permit allows only "patio sales". The applicant wishes to <br /> expand the allowable sales items to include sculptures, play sets, decorative <br /> storage, fountains etc. <br /> 2. The current PUD Permit states that outdoor sales must be in compliance with <br /> applicable City Code requirements (a maximum of 120 days per calendar year <br /> with 60 of the days being non-banner and non-balloon events). The Permit <br /> further states that any associated search lights must be in compliance with <br /> Section 903.110.4 of the Zoning Ordinance. As part of the PUD, the applicant <br /> wishes to conduct six seasonal events per year (with searchlights) which would <br /> include tent sales, sidewalk sales and factory truckload sales. <br /> The expansion of sales items is considered acceptable provided the sales area is not <br /> increased. <br /> Likewise, the proposed six seasonal events per year is potentially acceptable provided <br /> such events not exceed a total of 120 per calendar year as required by the PUD <br /> Ordinance. <br /> 3 <br /> <br />
