<br /> One issue of note relates to specific references to "HOM Furniture" outdoor sales in the <br /> PUD Permit agreement. As previously indicated, a weekend furniture clearance center <br /> <br /> entitled "Dock 86' is currently proposed. <br /> Off-Street Parking. According to the ordinance, a total of 732 parking spaces are <br /> required of the proposed site uses. As part of the prior application, the applicant <br /> contended that the requirement was excessive and that the 411 stalls provided on-site <br /> <br /> was sufficient. As a compromise, Planning Staff recommended the allowance of 411 <br /> stalls provided the applicant submit a "proof of parking" plan that demonstrates an ability <br /> <br /> to meet the City's parking supply requirements. Such plan should be submitted as a <br /> condition of PUD Permit amendment approval. <br /> Building Elevations. As shown on the submitted building elevations, the north and <br /> east sides of the building are to be modified to include imitation loading docks. It is <br /> believed such features are intended to reinforce the "Dock 86" warehouse design <br /> concept. The building is to be white in color with a red horizontal accent provided at the <br /> base of the structure. <br /> As a PUD, the City has the ability to address building design issues. While it is <br /> recognized there will be no truck traffic associated with the imitation loading locks, such <br /> features are typically not preferred on front building elevations. While admittedly <br /> subjective, the Planning Commission should provide comment and recommendation <br /> regarding the proposed building appearance and specifically the proposed imitation <br /> loading docks. <br /> signage. The previously approved PUD permit states that signage on the property <br /> shall be allowed subject to the following conditions: <br /> 1. The applicant shall not be required to submit an amendment to the signage plan <br /> for the site, provided that total signage does not exceed fifteen percent (15%) of <br /> the north and east building silhouettes. <br /> 2. Two freestanding signs are allowed, per approved plans. <br /> According to the submitted development plans, the existing freestanding sign located <br /> near the northeast corner of the building is to remain and will not be increased in height <br /> or area. Wall signage will likewise meet applicable maximum area requirements. <br /> The application of the above conditions to the current proposal is considered <br /> appropriate. <br /> Building Expansion. The PUD Permit agreement states that the building may be <br /> expanded in size from 165,868 to 220,000 square feet provided the current building <br /> footprint is not expanded (with the exception of a two truck loading dock on the south <br /> 4 <br /> <br />
