Because the current plan differs from that previously approved, the following specific <br /> <br /> approvals are necessary: <br /> 1. Planned Unit Development Permit Amendment <br /> 2. Comprehensive Sign Plan <br /> 3. Architectural Review <br /> /~nalvsis <br /> Furniture Sales Use. The "Dock 86" furniture clearance center/warehouse would <br /> occupy the northern two-thirds of the building (the designated "warehouse" area) and is <br /> proposed to be open Fridays through Sundays. <br /> The Planning Commission should provide recommendation regarding the acceptability <br /> of the proposed "weekend-only" business hours and whether the business should be <br /> limited to such hours of operation. It should be understood is that changes to specific <br /> conditions of project approval would require the processing of a PUD Permit <br /> amendment. <br /> Retai! Uses. While the subject site has significant exposure to the adjacent interstate <br /> highways, access is limited due to its lack of proximity to a nearby interchange. As <br /> such, the previously approved PUD Permit provides for retail uses that do not generate <br /> significant amounts of traffic. In this regard, the following specific uses are allowed: <br /> 1. Antique or gift shop <br /> 2. Art and school supplies <br /> 3. Bicycle sales and repair <br /> 4. Boat and marine sales (enclosed) <br /> 5. Books, office supplies or stationary stores <br /> 6. Camera and photographic supplies <br /> 7. Carpet, rugs and the <br /> 8. Coin and philatelic stores <br /> 9. Electrical appliance stores including incidental repair and assembly, but <br /> not fabricating or manufacturing <br /> 10. Florist shop <br /> 11. Furniture stores <br /> 12. Furriers when conducted only for retail trade on premises <br /> 13. Garden supply stores <br /> 14. Gift or novelty store <br /> 15. Hardware Less than 50,000 sq. ft. <br /> 16. Hobby store <br /> 17. Jewelry stores and watch repair <br /> 18. Leather goods and luggage stores <br /> 2 <br /> <br />
