The City Planner noted that his report <br /> recommends that the outdoor display be limited Co six seasonal <br /> events/sales in a calendar year. The Planner reported that Hom would like <br /> a number of events to be limited to a total of 120 days, and have requested <br /> removal of the six event limitation. The Planner further noted that the site <br /> plan shows outdoor sales and display space in two locations. Only one <br /> display area would be used at a time. "the Planner felt that the two altering <br /> locations would wor]<. He noted that with the 120 days of outdoor sales <br /> and displays and the 30 days of tent sales, Hom is requesting a total of 150 <br /> days. <br /> The Planner then reviewed parking, noting his recommendation that proof <br /> of parking be shown on the site plan. The Planner indicated that the site <br /> has 414 parking spaces and that number is more than adequate for the <br /> furniture sales use of the building. The Planner pointed out that eventually <br /> Hom would like to lease space to up to four tenants in the north portion of <br /> the building. The adequacy of parking will be dependent on the type of <br /> use that is added to the building. The Planner indicated that parking could <br /> be addressed at the time tenants are identified for the building. He also <br /> noted that if the site ca~1 contain parking and there is no overflow onto <br /> Country Drive, the par]<ing as exists would be acceptable. "the Planner <br /> recommended that future parking needs be evaluated as tenants are <br /> identified. <br /> The Planner then reviewed the exterior elevation changes proposed for the <br /> building under the Dock 86 concept. He noted that a lot of work has <br /> already been done to the building, and pointed out that the new concept <br /> includes the addition of non-functional dock doors to the north and east <br /> facades of the building. <br /> Signage was reviewed next, and the Planner reported that Hom would like <br /> to add a second pylon to the property. 'T'hat pylon would be located at the <br /> northwest corner of the site. The Planner indicated that a second pylon <br /> would be allowed, and recommended that this pylon meet Code <br /> requirements relative to height, size, and setback The Planner noted that <br /> the current pylon is over 50 feet in height. Hom is planning to reconfigure <br /> that pylon with a new sign cabinet while maintaining the current height, <br /> size, and location. "the Planner pointed out that the City has allowed other <br /> non-conforming pylon signs to remain as is, and noted that this is <br /> consistent with the previous approval granted to Hom in 2007. <br /> Duray asked about the allowance for two pylons. The Planner noted that <br /> given the area acid the fact that this will be amulti-tenant building, two <br /> pylons are allowed. Again, the recommendation is that the second pylon <br /> meet all Code requirements. <br /> 2 <br /> <br />
