Kloiber stated that they are <br /> confident that parking will be adequate. <br /> With regard to outdoor sales, in addition to patio furniture, items such as <br /> sculptures and fountains will be added. <br /> Duray asked if Hom is operating this concept anywhere else in the Twin <br /> Cities. Kloiber reported that this will be the first Dock 86 in the 'T'win <br /> cities. He pointed out that Hom has a lot of opportunities to purchase <br /> furniture in bulk, but given their limited warehouse space have not been <br /> able to do so. The Dock 861ocation will have the adequate warehouse <br /> space and will provide the public with the opportunity to get good buys of <br /> quality product. Dock 86 will not be a low end store; it will carry all types <br /> of price ranges, with the exception of poor quality product. <br /> Rod Johansen, President of Hom, reported that the concept has been <br /> evolving with the key being to provide good values to the market place. <br /> Ilom has access to suppliers who need someone who can move bulls The <br /> Dock 86 concept will do that. Johansen likened the concept to furniture <br /> sales at Costco -good values that a buyer has to take advantage of since <br /> the product will not be there long. Johansen stated that this concept is <br /> very successful when run properly, and Hom is the kind of business that <br /> can do it. <br /> Fischer pointed out the if Dock 86 only operates on weekends and is <br /> asking for a total of 150 days of outdoor sales (120 seasonal outdoor sales <br /> and 30 tent sales), that means that just about every weekend that Dock 86 <br /> is open there will be outdoor sales activities. Fischer questioned that if <br /> that is the business structure, why is the additional temporary signage <br /> needed. <br /> The Planner replied that the request is outside the framework that cities <br /> typically approach for temporary signage. The also noted that Hom has <br /> indicated that the temporary signage will be taken down during the week <br /> when they are not open; however, he agreed the temporary signage will be <br /> up a lot. <br /> Duray noted item #2 in the Plaimei's recommendations that the retail uses <br /> be limited to the southern one-third of the building. Kloiber reported that <br /> Hom will occupy the southern portion of the building (over 66,000 square <br /> feet in area), and the warehouse will be in the northern portion (over <br /> 90,000 square feet). <br /> Duray noted recommendation #3.
