<br /> MINUTES <br /> PLANNING COMMISSION <br /> NOVEMSIiR 9, 2009 <br /> permits. Another change would be to note that two outdoor sales areas are <br /> identified on the plan. Both consist of approximately 8,000 square feet, <br /> would be allowed to be used, but only one could be in use at any given <br /> time. Duray asked if these outdoor sales areas take up parking. "I'he <br /> Planner replied that each would take up approximately 20 par]<ing spaces. <br /> Everson asked the maximum number of parking spots needed. "I'he <br /> Planner replied that approximately 150 spaces are needed for the Dock 86 <br /> use. Everson noted that during recent clearance events at this location, the <br /> parking lot was full and customers were parking on the street and in <br /> another business's lot across Country Drive. Kloiber replied that there <br /> was pent up demand that was evident at the clearance sales. He indicated <br /> that this was uncommon and would not occur as part of the Dock 86 <br /> concept. Everson asked about the ability to share parking with the <br /> business across Country Drive if the need arose. He also reported that he <br /> counted approximately 300 parking spaces in the lot. Kloiber replied that <br /> there may be the opportunity to share parking with the business across the <br /> street. However, he did not believe the demand would necessitate that. <br /> Kloiber again pointed out that by adding parking on the souUr side of the <br /> building and in front of some of the non-Functional dock doors, the site <br /> can achieve 414 parking spaces. Everson questioned the ability to get <br /> another 100 parking spaces on the site. <br /> The Plazmer noted that there were no issues with recommendations #4, #5, <br /> and #6 in his report. There was discussion about recommendation #7, <br /> which related to building appearance and the non-functional dock doors. <br /> Kloiber described the concept and felt that non-functional doors supported <br /> the Dock 86 concept. Kloiber also noted the location of four future <br /> building tenants on the north side of the building. Duray stated that he <br /> supported the Dock 86 concept and felt that it will work in this area if <br /> done tastefully. Kloiber reported that Dock 86 will be handled similarly to <br /> the Hom furniture locations, that is as a first-class operation. Duray stated <br /> that the property is beginning to look good with the improvements that <br /> have been made thus far. Kloiber noted the new doors, new roof, interior <br /> improvements, parking lot repaving, and landscaping maintenance that <br /> have been done thus far to the property. Everson noted that this is an <br /> industrial building in an industrial area, and felt the concept would not be <br /> out of place. Pechmann agreed that the property looks good, and indicated <br /> that his only thought would be that it may be necessary to take aziother <br /> look at the property as tenants are added. Kloiber stated that they are <br /> confident that they will find complimentary and good tenants for the <br /> property. Tenants would likely be a lighting store, carpet store, paint or <br /> accessory store. Fischer stated that given the location and nature of the <br /> existing businesses in this area, he supported the Dock 86 concept. Hall <br /> stated that the concept looks good and he was glad that Hom was back. <br /> 5 <br /> <br />
