<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> NOVEMBER 12, 2009 <br /> INTERIM James Schwalbach, Hardware 1-Iank, appeared before the Commission <br /> USE PERMIT requesting approval of an Interim Use Permit allowing outdoor display <br /> & AMENDMENT space for lawn care items and propane exchange cage as well as an <br /> TO PUD Amendment to PUD Permit for Comprehensive Sign Plan for 2920 Rice <br /> PI;I2MIT - Street. Schwalbach reported that they are remodeling for former Snyders <br /> 2920 RICE building and relocating Hardware Hank to Little Canada. The outdoor <br /> STREET - display area will take up approximately four parking stalls. He also noted <br /> HARDWARE that glass double doors were added adjacent to the display area, and an <br /> HANK overhead door was added on the east side of the building where deliveries <br /> would be received. <br /> Knudsen asked if the outdoor display area would negatively impact <br /> neighboring businesses. Schwalbach described the location of the display <br /> area. He noted that the parking on the west side of the Taste of <br /> Scandinavia business is used by the bakery employees. He also pointed <br /> out that there are no windows on this side of the bakery that would view <br /> the outdoor display area. <br /> Duray asked if the display area would be fenced. Schwalbach replied that <br /> there would be a wrought-iron fence around the display area during <br /> summer months. The fence would be removed during the winter due to <br /> the need for snow plowing. <br /> Knudsen asked how much larger the former Snyders building was versus <br /> Hardware Hank's current location. Schwalbach replied that it was about <br /> 1,000 square feet larger, but noted that the new space is better laid out. <br /> Schwalbach reported that the various departments would be more spread <br /> out in the new space, and he anticipated increasing the rental department <br /> slightly. <br /> Barraclough asked where repair work would be done. Schwalbach replied <br /> that it would be in the northeast corner of the building. That space will <br /> have a separate ventilation system and flammable waste trap in the floor. <br /> Knudsen asked if special permits were needed to sell propane ta~rks. <br /> Schwalbach replied that the only requirement is a minimum separation of <br /> the tank case fiom the main entrance. <br /> Everson asked about parking. Schwalbach replied that they have l 50 to <br /> 160 parking spaces, which is about three times more than they have at <br /> their current location. There are also cross-parking easements with the <br /> Market Place Shopping Center. <br /> Schwalbach reviewed the signage plan for the building noting that they <br /> will meet the 15% maximum allowed by Code.
