Findings of Fact for Approval <br /> Preliminary Plat - Gervais Woods <br /> Little Canada, Minnesota <br /> 1. Gervais Woods is a proposed plat of single family lots, all of which meet the <br /> zoning ordinance regulations for area, width, and other applicable zoning <br /> standards. <br /> <br /> 2. The proposed platted area is guided by the Comprehensive Plan for low density <br /> residential uses. <br /> 3. The proposed Gervais Woods plat is consistent with the land use plan. <br /> 4. Each of the proposed lots exhibits a buildable area consistent with the zoning <br /> requirements for single family homes, subject to coordination with the City of <br /> Maplewood for preliminary lots crossing the municipal border. <br /> 5. The proposed plat complies with all requirements of the City's ordinances, <br /> provided required conditions are met. <br /> 6. The plat provides future access to other portions of the neighboring properties <br /> which would otherwise be landlocked and unusable in accordance with <br /> Subdivision Ordinance requirements. <br /> 7. The proposed cul-de-sac on Woodland Drive meets the requirements of the <br /> Subdivision Ordinance as temporary, and is therefore exempt from the 500 foot <br /> maximum length for cul-de-sac streets.. <br /> 8. The development of the proposed plat will provide an opportunity to extend both <br /> public sanitary sewer and water systems to other properties in the area which do <br /> not have access to full services. <br /> 9. The lack of current public sanitary sewer and water in the area constitutes a <br /> hazard to environmental conditions and public safety. <br /> 10. The proposed plat improves stormwater runoff, water quality, and flooding <br /> conditions in the area through the use of detention and infiltration ponding to <br /> divert and control stormwater which is currently a threat to adjoining property. <br /> 11. The applicant has complied with the City's requests for information and met the <br /> requirements for Preliminary Plat applications. <br /> <br />
