Knudsen noted that the City would have no <br /> guarantees that the existing house would be replaced. Schwietz indicated <br /> that the existing house was built in the 1960's and he would like a little <br /> different siding such as hardy board. Hardy board siding would be <br /> somewhat similar to what is on the existing house. <br /> Schwietz then compared the orientation of the existing garage to what is <br /> being proposed and noted that he has not finalized the driveway layout at <br /> this time. <br /> The City Planner indicated that the proposal meets City Code <br /> requirements provided that the garage is no more than 1,500 square feet. <br /> He indicated that the upper level of the garage can be livable space <br /> provided that it is attached to the house. If not attached, it can only be <br /> used for storage. Schwietz reported that he would attach the new garage <br /> to the existing house via a canopy over the walk from the house to the <br /> garage. It is his plan to attach the new house to the garage structure. <br /> The City Planner indicated that the hardy board siding is a typical <br /> residential material that is very likely to be compatible with the existing <br /> house. <br /> Knudsen asked if the Shoreland Ordinance limitations on impervious <br /> surface are being met. The City Planner noted that the property is large <br /> and felt the 25% maximum impervious surface was being met. <br /> Schwietz noted that his property was once a dump site, therefore, the <br /> property is prone to settlement. Schwietz indicated that he is considering <br /> a concrete driveway with rebar enforcement. Schwietz also described the <br /> zigzag roof line on the existing house noting that the proposed garage <br /> design does not match this roofline. Schwietz felt the garage design <br /> proposed will work with both the existing and a new house. Knudsen <br /> noted that the height of the garage cannot exceed 30 feet. Schwietz was <br /> agreeable to that restriction. <br /> Duray questioned the size of the proposed garage estimating it at 1,700 <br /> square feet. Schwietz pointed out the notch in the footprint. Fischer noted <br /> that minus the notch, the square footage is at 1,530. Schwietz agreed that <br /> the garage would be 1,500 square feet or less. Duray asked if the square <br /> footage is determined on the foundation size only, noting that the second <br /> floor of the structure extends out over the notched out area.
