<br /> MINUT)?S <br /> PLANNING COMMISSION <br /> APRIL 8, 2010 <br /> Press Gym is leasing space in this building and asked to move their <br /> signage from their previous location to 80 Little Canada Road. Press Gym <br /> was to have taken out a temporary sign permit to allow the signage to be <br /> installed prior to Planning Commission and City Council review. The <br /> Press Gym was informed that installing the signage prior to review and <br /> approval would be at their own risk. <br /> It was noted that the property owner is not present this evening, and the <br /> Commission expressed concern about processing the request without the <br /> ability to discuss the proposal with the property owner. Duray suggested <br /> that if the proposal meets the City's Code requirements and is within the <br /> allowable square footage, the matter be moved on to the City Council for <br /> action. <br /> The City Planner noted that the proposed Comprehensive Sign Plan does <br /> meet Code requirements. The Planner noted that he has not seen the Press <br /> Gym sign installation. He noted that the City's Architectural Guidelines <br /> discourages the mounting of signs via a raceway, but further noted that a <br /> raceway installation is not prohibited. The Planner also noted that the <br /> other building tenants are not finalized and, as a result, neither are their <br /> signs. <br /> Everson asked if the individual business signs had to match. The City <br /> Planner replied that they did not have to match, but should be <br /> complimentary. <br /> Knudsen suggested that any approvals of the Comprehensive Sign Plan <br /> should clarify that the Press Gym sign installation must meet the Code, <br /> and, if not, must be modified to meet all Code requirements. <br /> Everson again expressed concern that the property owner is not present at <br /> this meeting to answer any questions and discuss the Press Gym signage. <br /> The City Planner noted that he had discussions with the Code <br /> Enforcement Officer last week relative to the installation of the Press Gym <br /> signage. Those discussions included the fact that if the sign is put up prior <br /> to approval, a temporary sign permit must be taken out and the property <br /> owner was at his own risk relative to the signage if it did not meet a Code <br /> requirement. The Planner noted that the Council will be aware of the <br /> Commission's discussions and concern for the installation of the sign prior <br /> to a full review. <br /> Duray recommended approval of the Comprehensive Sign Plan for 80 <br /> Little Canada Road, Little Canada Properties LLC, subject to compliance <br /> with the recommendations of the City Planner outlined in his report dated <br /> -4- <br /> <br />
