Resolution declared adopted. <br /> COMPRE- Blesener opened the Public Hearing to consider a Comprehensive Sign <br /> HENSIVE Plan for the property located at 80 Little Canada Road as proposed by <br /> SIGN PLAN - Tim Smith, Little Canada Properties, LLC. T'hc City Planner and the <br /> 80 LITTLE Planning Commission recommended approval subject to compliance <br /> CANADA with the recommendations of the City Plainer as outlined in his report <br /> ROAD - dated March 31, 2010, and subject to the signage installation for The Press <br /> LITTLE Gym meeting all City Code requirements. <br /> CANADA <br /> PROPERTIES The City Planner reported that the building at 80 Little Canada Road is a <br /> multi-tenant building; and, as such, signage must be governed under a <br /> Comprehensive Sign Plan. The Planner noted that the applicant has <br /> proposed a general signage plan for the facade facing Little Canada Road. <br /> The building is located on a corner lot, therefore, signage would be <br /> allowed for the Jackson Street frontage as well. However, the signage <br /> plan submitted does not address the Jackson Street frontage. <br /> The City Planner reviewed the signage plan, noting that 400 square feet of <br /> tenant signage is proposed on the Little Canada Road frontage. This is <br /> less than the maximum allowed for the building. The signage for The <br /> Press Gym has already been installed under a temporary sign permit <br /> pending approval of the Comprehensive Sign Plan. The Plainer noted that <br /> this sign is mounted on a raceway, which has been a disfavored sign style <br /> by the Council. The Planner noted, however, that the Council has <br /> approved raceway signage for some properties. <br /> The Planner indicated that the signage plan appears to meet Code <br /> requirements relative to signage area and number of signs. The Planner <br /> recommended approval of the Comprehensive Sign Plan subject to <br /> verification of signage measurements, as well as discussion of the raceway <br /> mounting issues. <br /> Blesener asked about signage for the Jackson Street fiontage. The City <br /> Planner reported that the property owner has not proposed signage for this <br /> frontage. The intention in calling out this issue in the report is so that the <br /> property owner is aware that any signage for Jackson Street will require a <br /> Comprehensive Sign Plan amendment if it is not addressed at this time. <br /> 3 <br /> <br />
