<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> <br /> AUGUST 12, 2010 <br /> noted that the third level of the ramp will not be consh•ucted until some <br /> time in the future. That third level will be identical to the second level. <br /> Duray asked the height of the ramp in comparison to the building. Ciyette <br /> estimated the height at about 30 feet when all tln•ee levels are completed. <br /> The building is higher. Seviola noted that the ramp and the building will <br /> blend in with one another. <br /> Duray recommended approval of the Amendment to PUD Permit allowing <br /> the construction of a three-level parking ramp as well as a new service <br /> entrance drive for St. Jude Medical at 177 County Road B East subject to <br /> compliance with the recommendations of the City Planner, City Engineer, <br /> and fire Marshal. <br /> Motion seconded by Everson. <br /> Motion carried 4 - 0. <br /> PUD The City Planner reported that Prewire Specialists has made application <br /> PERMIT - for a PUD Permit to locate their technology service contractor on the <br /> 2948 RICE property located at 2948 Kice Street (McDonald Battery site). This <br /> STREET - property does not have direct frontage on Rice Street, and access is via <br /> PREWIRE two driveways from Kice Street (adjacent to small apartment building <br /> SPECIALISTS and drycleaner sites). Prewire Specialists would convert the existing <br /> building to an office/warehouse/shop use, utilizing about one-third of the <br /> building for each. The Prewire fleet is sent out to job sites and generally <br /> most of the fleet is not kept on site. Prewire has not requested outdoor <br /> storage of any materials, and are planning to construct a cold storage <br /> building in the northeast corner of the property. There would be outdoor <br /> storage of company vehicles, consisting of aerial lift trucks, a tow truck, a <br /> plow truck, two box trucks, and replacement service vehicles. The fleet <br /> consists of over 130 trucks, but most are service trucks owned and driven <br /> home by teclurician staff. <br /> The Plamler indicated that some additional clarification of how the <br /> property will be used is needed. The Plarmer noted that the PUD zoning <br /> allows some flexibility from a fixed zoning district. The intent of PUD <br /> zoning is that in exchange for flexibility, there will be an enhancement <br /> over what would be achieved in a fixed zoning district, that the project <br /> will he superior overall. The Planner noted that the nature of the proposed <br /> use is quasi-industrial. "1'he Comp Plan anticipates a low impact industrial <br /> in this area as well as non-retail commercial activity. The Planner felt that <br /> some non-retail commercial activity would be compatible on this site if <br /> the site plan and building were compatible with retail The Planner <br /> -11- <br /> <br />
