<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> <br /> AUGUST 12, 201.0 <br /> indicated that he did not provide a specific recommendation on approval, <br /> but noted that if the City is inclined to approve the PUD Permit, a series of <br /> updated plans are required as outlined in his August 9, 2010 reporC. The <br /> Planner noted that the applicant has indicated that they are willing to <br /> submit those plans. He again stated that while the land use is relatively <br /> compatible, the City needs to see the proposed improvements to the site to <br /> ensure they meet the City's zoning objectives. <br /> Russ Dibb and Jim Haugdahl, Prewire Specialists, appeared before the <br /> commission. Haugdahl reviewed an extensive presentation which outlined <br /> the history of the company, background of the owners, current staffing <br /> levels, fleet size, safety programs of the company, and community efforts. <br /> Duray stated that Prewire sounds like the type of business that Little <br /> Canada would like to have. He asked if Prewire would be purchasing the <br /> property. Haugdahl reported that they would. He also noted that they <br /> have to be out of their current site fairly soon and need to move quickly. <br /> Duray asked about building improvements. Dibb reported that they have a <br /> lot of ideas, curd while the building is older, it can be molded to fit their <br /> needs. He indicated that the location is fantastic for them. Dibb presented <br /> a sketch plait showing the exterior of the building. Dibb reported that the <br /> building would be painted, some damaged steel replace, improvements to <br /> the dock area. The property would be landscaped and planters added to <br /> the dock area. Lighting improvement would also be made. Dibb indicated <br /> that the cold storage building is proposed so that Prewire's bigger units <br /> could be stored inside. Dibb also noted that the property would be <br /> blacktopped, and that improvement would be made before any others. <br /> Dibb requested direction for airy other improvements that the City wanted <br /> done. <br /> Duray asked about the roof. Dibb reported that it is a steel roof and it <br /> pitched. Haugdahl reported that the roof was replaced in 1999 and noted <br /> that the air conditioning unit is on the roof. He indicated that the garage <br /> and service doors to the building would be replaced and awnings and <br /> gutters added to the building. <br /> Dibb reported that Prewire leases its existing building; therefore, has not <br /> been able to make improvements to it. Dibb stated that Prewire is excited <br /> to own its own building and put its stamp on it. <br /> F,verson asked the date that Prewire would like to begin occupancy. <br /> Haugdahl replied that MN DOT wants them out of their existing building <br /> by early October. That building is being torn down in preparation for the <br /> Highway 55 bridge reconstruction/repair. Therefore, Prewire needs to <br /> _12_ <br /> <br />
