Everson asked if there were any issues with <br /> hazardous materials on this former McDonald Battery site. Haugdahl <br /> indicated that the site received clearance in April of this year. Everson <br /> asked the size of Prewire's current location and this proposed building. <br /> Haugdahl replied that they are currently in a 9,000 square foot building. <br /> That building is long and narrow and has some occupancy challenges. <br /> The McDonald Battery building is 12,000 square feet, and Haugdahl <br /> replied is a perfect fit for them. Everson asked about future growth. <br /> I-Iaugdahl explained the work they do for Comcast and the fact that <br /> Comcast has asked them to do work out-of-state. I Iaugdahl indicated that <br /> Prewire's commitment is to do their best work, which they feel can be <br /> achieved by staying local and at approximately the size company that they <br /> are now. <br /> Duray asked about the outside materials of the building. Dibb replied that <br /> the building is steel with some wooden and some fiberglass doors. Doors <br /> will be replaced. The Planner indicated that the City's code no longer <br /> allows metal exterior buildings. As an existing metal building in a PUD <br /> District, the City should decide the level of improvements that are <br /> adequate to achieve PLJD goals. <br /> Duray asked about truck traffic. Dibb replied that traffic trickles in and <br /> out. Their plan would be to designate one access point as "in" and the <br /> other as "out". The highest traffic times would be approximately 7:30 <br /> a.m. in the morning and from 4:00 p.m. to 8:00 p.m. in the evening. <br /> Duray asked how many vehicles would be parked on the property <br /> overnight. Dibb estimated about 40, but indicated that the number <br /> fluctuates depending on whether they are buying or replacing vehicles. <br /> Duray asked tho number of parking spaces. Dibb reported that there are <br /> approximately 80 spaces on the property, inchiding flee spaces in the <br /> overflow parking area. Duray asked if there were easements over the <br /> access drives. Haugdahl reported that there are three easements that run <br /> with the property, including the access drives. He indicated that the <br /> pavement on these drives is pretty deteriorated, and would be repaired. <br /> Duray asked about parking requirements for the site. The City Planner <br /> indicated that there are about 35 parking spaces on the property. Ile <br /> indicated that the bigger issue is Prewire's actual use, in addition to <br /> vehicle storage and parking issues. The Planner stated that he will look at <br /> the proposed parking plan to ensure that parking is maximized. The <br /> Pla~mer also noted that City provision relative to proof of parking which <br /> ensures that if additional parking is needed in the future, it is available on <br /> site. Dibb noted that the overflow parking area is a perfect spot for the <br /> storage of their spare vehicles. Dibb reported that, if required, they would <br /> -13- <br /> <br />
