MINUTES <br /> <br /> PLANNING COMMISSION <br /> AUGUST 12, 2010 <br /> fence the property. Haugdahl noted that their vehicles have tools and <br /> ladders, therefore, there is a concern for security. The Planner indicated <br /> that a fence is at Prewire's option. However, galvanized chain-link would <br /> not fit the City's Architectural Guidelines. <br /> Duray asked the purpose of the cold storage building. Dibb replied that a <br /> 40 by 60 cold storage building is proposed as a future improvement for <br /> storage of their larger equipment. The Planner stated that the Commission <br /> could build an approval of the cold storage building into its motion if that <br /> is something the Commission would support. <br /> The Planner noted that there are storm water issues that need to he <br /> addressed with this proposal and the City Engineer has not yet had an <br /> opportunity to review this matter. Duray asked if a ponding area might be <br /> required. The City Planner replied that the City Engineer will have to look <br /> at this proposal to make that determination. The Planner noted the need <br /> for revised plan submittals, including site plan, lighting, landscaping, <br /> building details, etc. More information is also needed on the cold storage <br /> building. These plans will better define Prewire's intent. Again, the City <br /> Engineer will have to review site drainage. <br /> Duray asked when the cold storage building would be constructed. <br /> Haugdahl estimated Jwie of next year indicating that they would like to <br /> occupy and get a feel for the existing building first. Everson suggested <br /> that the issue of the cold storage building does not have to be decided this <br /> evening. The Planner indicated that that is correct. The Commission <br /> could require an update of the PUD Permit at the time the cold storage <br /> building is proposed. The Planner also noted the issue with access to Rice <br /> Street and how that access will be managed. <br /> Dibb asked if the parking lot had to be curbed. The City Planner replied <br /> that curbing is a code requirement and has been consistently required even <br /> in PUD Districts. The same is true of landscaping requirements. <br /> Duray asked if there was any concern about traffic next to the apartment <br /> complex. Dibb suggested that at one time there was a lot of traffic going <br /> by this building, and felt the traffic from Prewire would be less of a <br /> problem. Dibb felt that Prewire could be good neighbors. <br /> Duray asked about the semi trailers currently being stored on the property. <br /> Haugdahl replied that if they purchase the property the semi trailers will <br /> be removed. Fischer asked about outdoor storage of materials. Haugdahl <br /> replied that all materials will be stored indoors. <br /> -14- <br /> <br />
