The property is <br /> MONTREUX surrounded by a mix of land uses with a similar parcel adjacent to the <br /> south and an office-condo development to the north. The Planner noted <br /> that eventually this property will be a part a redevelopment of the area. <br /> The Planner indicated that the PUD zoning on the property is intended to <br /> facility redevelopment of the area, and the Comp Plan talks about <br /> retail/commercial laird uses along Rice Street and allows for the possibility <br /> of mixed uses. The applicant is looking at redevelopment of the site, but <br /> would like to maintain occupaicy of the property for the time being. The <br /> property has been for sale and there has been no success in marketing the <br /> property. <br /> The Plam~er reported that a trucking company has approached the <br /> applicant seeking to occupy the single-family home as a residence acid use <br /> the occupy the out-buildings for his business. The Planner noted that in <br /> past actions the City Council has not allowed the residential occupancy of <br /> the property. The applicant feels the residential occupancy is appropriate <br /> at this time given market conditions. <br /> 'The Planner indicated that he is not recommending approval of the PUD <br /> Amendment, but should the Canmission feel the request is appropriate, he <br /> has recommended conditions which should be attached to the approval. <br /> Duray asked if the initial PIJD Permit had expired. "The Planner stated that <br /> the initial PUD Permit allowed for the occupancy by an auto hobbyist. <br /> 1'he Planner thought that the property had been vacated by the auto <br /> hobbyist and, if so, the permit has expired. <br /> Everson noted the recommendation that the applicant provide for <br /> sanitation facilities for the trucking company to meet the requirements of <br /> the building code. Iverson asked if this was the only building code <br /> requirement that would have to be met. The Planner stated that he was not <br /> sure, but noted that there may be Fire Codes that would have to be <br /> complied with as well. <br /> Marilyn Montreux, personal representative for the estate of Aim Trobec, <br /> reported that she is seeking an expanded use of the property so that it <br /> could be rented and perhaps sold as a residential and commercial use. <br /> Montreux noted that the property has been on the market for several years, <br /> and the real estate market is worse now than when the property was <br /> initially put up for sale. Montreux reported that she has someone <br /> interested in renting the property and perhaps buying it. This person has a <br /> small trucking company and would like to live in the house and rwi his <br /> -5- <br /> <br />
