It is necessary to either generate income from the property or <br /> sell it. Otherwise, there will likely end up being tax liens on the property. <br /> Montreux noted that the person interested in the property, Mr. Scott <br /> Heckel, understands that he can have no outdoor storage. With regard to <br /> the recommendation to install plumbing in the back, she noted that the <br /> City has allowed the hobbyist the use of plumbing in the house. Monheux <br /> felt that the person renting the property with the house as his residence and <br /> the out-buildings for his business should be able to utilize the plumbing in <br /> the house. Montreux reported that the hobbyist is still utilizing the <br /> property, but would have to go if she is able to rent to the trucking <br /> company. <br /> Montreux reported that approval of the PLJD Amendment would expand <br /> the sa]eability of the property tremendously. She noted that the use <br /> proposed is the original use of the property when her aunt and her husband <br /> lived on this property. Montreux did not feel the property would be <br /> redeveloped any time in the near future. She also felt that if the proposed <br /> renter purchased the property, he would likely be open to selling it for <br /> redevelopment if it was an opportunity for him to make some money. <br /> Duray asked if Mr. Heckel was interested injust operating the trucking <br /> company from the site. Montreux reported that he has limited funds, <br /> therefore, the residential use is needed as well. Duray stated that he would <br /> be willing to work something out with the commercial use, but was not <br /> comfortable opening the property back to a residential use given the City's <br /> plans to redevelop the area at some point. <br /> Montreux noted that the property to the south is rented for both a <br /> residential and commercial use. Montreux stated that it would be nice to <br /> redevelopment the area, but the City has to be practical. She also noted <br /> that there has been vandalism on the property and it would be good to <br /> have someone living there. <br /> Fischer agreed that the business element of the proposal could work, it is <br /> the residential piece that is the sticking point. Fischer asked if the house <br /> could be used as office space for the trucking company. Montreux stated <br /> that it has been marketed as an office/commercial use, but they have had <br /> no luck in selling the property. <br /> Duray noted that the conditions on the existing PUD Permit include that <br /> the auto hobbyist use is not a business use and that the house ca~mot be <br /> -6- <br /> <br />
