The Planner noted that the applicant is proposing an IUP for Ace <br /> Movers (a Little Canada business located in the I-1 District) to have off- <br /> site outdoor storage. Additionally, R & S also is leasing outdoor storage <br /> space only to two businesses, Figg Masonry and Lonny's Antiques. <br /> Neither has an office location on the R & S site. The applicant is <br /> requesting that if the ordinance amendment is approved that they be <br /> allowed to Lease outdoor storage space up to the maximum allowed by <br /> Code (60% of the property) to any non-resident tenants, whether a Little <br /> Canada business or non-local business. The Planner indicated that the <br /> City has been specific about outdoor storage tenants under the IiJP. He <br /> noted that the City initially issued IUP's for one year, but has not amended <br /> the Code to allow IUP's for up to a flue year period. He further pointed <br /> out that IUP's for outdoor storage are still subject to annual outdoor <br /> storage licensing. <br /> Blesener noted that the City initially allowed outdoor storage by CUP as <br /> an accessory use to a principal business. Blesener noted that outdoor <br /> storage was not an allowed principal business activity. When the Code <br /> was amended to allow outdoor storage under an IUP it was to allow I-1 <br /> Little Canada businesses to lease off-site outdoor storage space. "The <br /> Planner agreed, indicating that this was a way to help local I-1 businesses <br /> without making outdoor storage an industry in and of itself. <br /> It was noted that R & S is now requesting to lease outdoor storage space <br /> without the restriction that the principle business must be located in Little <br /> Canada on property zoned I-1. <br /> Dave Sandberg, R & S, noted that the owner of Figg Masonry lives in <br /> Little Canada and has rented outdoor storage space from R & S since <br /> 1972. Blesener pointed out that the City has allowed Figg Masonry and <br /> Lonny's Antiques to continue to lease outdoor storage space from R & S <br /> until December 31, 2012. <br /> Sandberg reported that they are requesting an IUP for outdoor storage for <br /> Ace Movers, a Little Canada business in the I-1 District. He indicated that <br /> they would be storing two trailers on the property, maybe three. Sandberg <br /> also reported that they have put out flyers advertising outdoor storage <br /> space for rent, and have any no responses. Sandberg indicated that the <br /> City Council had indicated in the past that they would help to generate <br /> business for them, but he was not sm•e what the City has done for them. <br /> Blesener stated that he did not recall the City stating that they would look <br /> for outdoor storage business for R & S. He also stated that it was his <br /> feeling that outdoor storage for off site businesses should be limited to I-I <br /> 4 <br /> <br />
