It also limits the amount of outdoor storage to a maximum <br /> of 25% of the building area. The existing outdoor storage yard was <br /> developed for this site under the previous Code requirements. The <br /> previous owner of the property installed the fencing and landscaping for <br /> the outdoor storage area. This applicant is only proposing to use a portion <br /> of the storage yard. "the City Planner felt that the request was a <br /> reasonable one given the constraints of the site. The Planner <br /> recommended approval of the CUP subject to the conditions outlined in <br /> his September 2, 2010 report. He noted, however, that the first condition <br /> has some inaccurate dimensions and noted that it should read: "That the <br /> applicant's outdoor storage area occupies no more than 25% of the <br /> building area (12,500 square feet) for outdoor storage at any one time". <br /> Domeier reported that they will comply with the recommendations of the <br /> City Planner. <br /> Duray indicated that he looked at the site and noted that the storage area is <br /> very large. The City Planner indicated that the applicant is proposing to <br /> use only about one-third of the storage yard. The maximum that would be <br /> allowed to be used is 12,500 square feet. Domeier reported that they were <br /> agreeable to that resh•iction and he did not anticipate the storage that they <br /> currently have changing. Again, steel product cannot be stored outdoors. <br /> Barraclough and Knudsen agreed that the property is well kept. <br /> Mr. Duray recommended approval of the Conditional Use Permit for <br /> outdoor storage at 3250 Spruce Street as requested by Lapham-Hickey <br /> Steel subject to compliance with the recommendations of the City Planner <br /> as outlined in his September 2, 2010 report with the corrected dimensions <br /> noted this evening. <br /> Motion seconded by Pechmann. <br /> Motion carried 7 - 0. <br /> REZONING Mr. Tom Nielsen, 3075 Spruce Street, appeared before the Commission <br /> & CUP requesting the rezoning of his property from 1-P to I-1 as well as a <br /> PERMIT - Conditional Use Permit to allow outdoor storage. Nielsen reported that <br /> 3075 SPRUCE he has owned the property for 25 years and it was zoned I-1 at the time <br /> STREET - that he purchased it. Nielsen also reported that he has utilized this <br /> NIELSEN property for outdoor storage for that entire time. Nielsen reported that the <br /> City rezoning the property to I-P District several years ago. Nielsen felt <br /> -2- <br /> <br />
