MINUTES

PLANNING COMMISSION

OCTOBE1214, 201.0
Scott Loggie, LeRoy Signs, appeared before the Conmiission and
indicated that they will comply with the City Planner's reconnnendations.
Duray asked about the requirement that the monument sign meet the
City's five foot setback Loggie reported that they would locate property
lines and ensure that the monument sign met this setback 'The City
Planner indicated that it appears there is sufficient room on the property to
comply with the 5 foot setback.
Duray noted that the building signs would be mowlted on raceways. He
asked if they would be similar in design. Loggie indicated that the signs
would be similar. He also noted that mounting the signs on raceways
would minimize the number of holes that would have to be made in the
building, especially as tenants move in and out. He indicated that the
signs would have internally lit letters. Duray indicated that that he would
like to see the wall signage somewhat uniform.
Fischer asked if the monument sign would be internally or externally lit.
Loggie replied that this decision has not yet been made. The City Plaimer
noted that if the monument sign is internally lit, if the background is
lighter than the letters only the lettering can be lit. But if the background
is darker than the lettering, only the background can be lit.
Duray asked about the lighting of "The Village At Little Canada" lettering
that will be mounted on the building. Loggie replied that flood lighting
will illuminate that signage.
Fischer asked for clarification about the individual raceway signs,
inquiring if these signs would be about flee same size and shape, but if
fonts a~ld colors would be left to the discretion of the tenant T'he City
Planner indicated that the intent is that this signage should be reasonably
compatible in scale and size, but that each business would be able to use
its own corporate identify scheme. The Planner again stated that the
signage met the requirements of the Architectural Guidelines.
Barraclough recommended approval of the P1JD Permit for
Comprehensive Sigu Plan for 125 West Little Canada Road, The Village
at Little Canada, subject to compliance with the recommendations of the
City Planner as outlined in his report dated September 28, 2010.
Motion seconded by Fischer.
Motion carried 4 - 0.
-2-
