<br /> MINUTES <br /> PLANNING COMMISSION <br /> OCTOBER 14, 2010 <br /> AMEND "fhe City Planner reported that Neu Properties has requested an <br /> CUP - amendment to their Conditional Use Permit to allow outdoor <br /> 3171 SPRUCE storage up to the maximum allowed by Code for property located at <br /> STREET - 3171 Spruce Sheet. The City Planner indicated that the site is <br /> NEU generally in compliance with the Code. The City's Code Enforcement <br /> PROI'EI2TIES Officer would like clarification, however, as to all possible locations <br /> where outdoor storage would occur so she can verify the outdoor storage <br /> percentage use of the property. The Code Enforcement Officer is also <br /> asking for clarification that all outdoor storage users occupy building <br /> space as well as more information on types of materials to be stored and <br /> height of that material. Additionally, dumpster locations should be noted <br /> on the plan to ensure that they are either within the outdoor storage area or <br /> screened. The Planner noted that staff is reconunending approval of the <br /> CUP Amendment subject to clarification of these items. <br /> Dail Neujahr, Neu Properties, indicated that he first received the CUP for <br /> his property in 1999 and is now updating it to meet current Code <br /> requirements. Neujahr reported that the storage areas marked on his site <br /> plan are the areas that will be used for outdoor storage. He did not foresee <br /> any changes given the drainage of his property dictates where storage can <br /> occur. Neujahr reported that dumpsters are located behind screening <br /> fences. Outdoor storage will consist of construction equipment and <br /> materials. Outdoor storage areas will be occupied by building tenants only <br /> with Neujahr indicated that his business occupies the building as does one <br /> other tenant. Neujahr reported that he would comply will all <br /> recommendations made by the Code Enforcement Officer. <br /> Duray asked if Neujahr planned to have storage containers on the site. <br /> Neujalu• indicated that he currently has two job site containers on the <br /> property. These containers are typically at job sites, but given the <br /> economy and slow business climate, are currently on his property. The <br /> City Planner noted that the Code requires a separate approval for storage <br /> containers. The job site containers on the property do not fall into this <br /> category. The Planner indicated that if Neujahr were to have storage <br /> containers on the site, he would have to come back to the City for another <br /> CLJP amendment. <br /> Barraclough asked about the paving of the outdoor storage area. The City <br /> Planner reported that the Council has been approving Class V, therefore, <br /> the Neu property would comply. <br /> Hall questioned the need for a revised site plan. The City Planner <br /> indicated that the Code Enforcement Officer wanted to ensure that all <br /> possible locations are indicated up to the maximum 60% of the site <br /> -3- <br /> <br />
