MINUTES
CITY COUNCIL
OCTOBER 27, 2010
PUD PERMIT Mayor 131esener opened the Public I-Tearing to consider an application for
FOR a PUD Permit for a Comprehensive Sign Plait for The Village at Little
COMPRE- Canada located at 125 West Little Canada Road. It was noted that both
HENSIVE the City Plaimer and the I'launing Conunission recommended approval
SIGN PLAN- subject to conditions.
125 WEST
LITTLE The City Planner noted that The Village is an existing building. When
CANADA first constructed, signage was discussed in concept only. There are
ROAll -THE now additional tenants moving into the building, and the owner is
VILLAGE requesting approval of a Comprehensive Sign Plan. The Planner noted
that the signage proposed meets all City Code requirements as well as
Architectural Guidelines. He noted the issue relative to setbacks for the
monument sign. The Planner pointed out that the applicant submitted an
additional document showing that the monument sign is 10 feet behind the
sidewalk. The Planner stated that he was not sure where the property line
was, but indicated that City staff would work with the applicant to verify
that the monument sign is 5 feet from the property line. The City Planner
recommended approval of the Comprehensive Sign Plan subject to the 5
foot setback for the monument sign.
Montour asked if tenant signage mounted on raceways met the City's
Architectural Guidelines. The City Plamier indicated that the
Architectural Guidelines do not prohibit raceway mounting. "Fhe
Guidelines do require that raceways or any signage structures mounted on
a building be treated in such a way so that the blend in with the building.
Montour noted that the City prohibited raceways from being used at the
Market Place Shopping Center. The City Planner indicated that this was a
condition of the Market Place PUD, not a requirement under the
Architectural Guidelines. The Planner noted that the City recently
approved raceway mounting on amulti-tenant building on Little Canada
Road further east from The Village. Montour asked about signage
mounting at The Lodge. The City Planner indicated that some of the signs
on that building are mounted on raceways.
Scott Laage, LeRoy Signs, indicated that some of the signage would be in
areas of the building that are stone and others >iFIS. The raceways would
be a color that would blend into these materials. I Ie indicated that the
raceways would be made of aluminum and would be 5 or 8 inches in
height (depending on the size of the letters to be supported) and 4 inches
in depth. Laage again stated that the raceways would match the building
and would not be an eyesore.
2
