manufacturing and storage space while Levels 2 and 3 will each consist of <br />approximately 6,250 square feet of office space. <br />Circulation and Access. Access to the Phase 1 site will continue to be achieved from <br />County Road B2 (to the north) at the two existing entrance points. <br />Parking. Expanded surface parking is proposed directly southwest of the building as <br />an extension of the existing surface parking lot. The lot will continue to be accessed <br />from the north via County Road B2. According to the applicant, 15 -20 surplus parking <br />stalls exist on the west portion of the campus after considering vacancy in the Phase 1 <br />building. The applicants plan to provide 52 new stalls to meet the parking needs of the <br />addition based on the following summary: <br />Anticipated Need: <br />Existing Parking: 446 occupants x 0.8 357 50 visitor 407 stalls <br />New Parking: 90 occupants x 0.8 72 stalls <br />Required Stalls 479 stalls <br />Proposed Parking: <br />Existing Parking: 429 stalls <br />New Parking: 52 stalls <br />Proposed Stalls 481 stalls <br />Provisions for future structured parking are provided for, and were previously approved, <br />under the existing Master Plan. If additional parking facilities are needed beyond the <br />anticipated need, the applicants have indicated that surplus parking on the east portion <br />of the campus can be utilized. <br />While, the proposed off street parking supply is considered adequate, an assurance <br />should be made that the expanded parking lot is adequately screened from abutting <br />residences to the south. <br />Landscaping. While a detailed landscape plan has not been submitted, the applicant <br />has indicated that the south and western edges of the site will be landscaped to <br />accommodate the revised parking area and stormwater modifications. The intent is to <br />extend the existing landscape concept on the site. <br />The original plan included retention of existing vegetation and additional landscaping to <br />provide screening and buffering from both the first phase surface parking and the future <br />building expansion in this area. The surface parking expansion extends this toward the <br />residential area to the south by about 65 feet. <br />As noted, an assurance should be made that the proposed expanded parking lot is <br />adequately screened from abutting residences to the south. This issue should be <br />subject to further investigation by the applicant as some trees /plantings currently exist in <br />2 <br />
