the area. If sufficient screening is lacking, a landscape plan detail should be submitted <br />subject to City approval. <br />Signage. No information has been provided in regard to signage. If proposed, new <br />signs must meet applicable provisions of the City's Sign Ordinance and be subject to <br />permit. <br />Finish Materials. As noted, the proposed building addition will mimic the finish <br />materials of the existing Phase 1 building. The facade of the building addition is <br />basically an extension of the existing building facade, thereby creating a unified and <br />consistent image for the building and campus. The addition is to be provided a brick <br />base with walls above finished in glass, spandrel glass, and fritted glass. All proposed <br />building finishes are acceptable. <br />Building Height. The building addition measures three stories and 48 feet in height. <br />This compares to a structure height of 63 feet as measured at the top of the fourth level <br />of the existing building. <br />Loading Deliveries. The existing service dock located on the northeast side of the <br />Phase 1 building will continue to be accessed from County Road B2 along a slightly <br />expanded dock drive with an additional delivery door. <br />Lighting. Site lighting will be expanded as required but will continue to be limited to the <br />vehicular and pedestrian areas and arranged to deflect light from the adjacent <br />properties. <br />In consideration of the campus expansion plan in 2007, the City considered and <br />approved a photometric plan for the site. The plan demonstrated compliance with <br />maximum allowable footcandle reading as required by the Zoning Ordinance. <br />Considering the location of the proposed addition, the submission of an amended <br />lighting plan is not considered necessary. To be noted however, is that the lighting <br />requirements of the Zoning Ordinance remain applicable. <br />Stormwater. According to the applicant, the existing storm water treatment and <br />infiltration pond in the southwest corner of the site will be modified as required to <br />accommodate the proposed design. Stormwater will continue to discharge to the <br />southeast, with ultimate discharge into the existing wetlands on the south side of the <br />campus. <br />Issues related to stormwater should be subject to comment and recommendation by the <br />City Engineer. <br />Grading, Drainage and Utilities. Issues relating to grading, drainage and utilities <br />should be subject to comment and recommendation by the City Engineer. <br />3 <br />
