The <br />list of uses developed for the PUD -B District included additional uses that <br />were lower volume type retailers. Knudsen noted that under this premise <br />a restaurant or large retail store would not fit given those uses would <br />generate large traffic volumes. The Planner replied that that was correct. <br />Knudsen asked about parking. Bob Wagner reported that there are 37 <br />parking stalls on the property, and parking on the site is more than <br />adequate. He noted that Monster Mattress averages a total of 17 vehicles <br />per day. The thrift store is proposing to lease 4,000 square feet of space <br />and hopes to have 5 to 8 vehicles at a time. Wagner noted that there is <br />additional parking on the west side of the building, and noted that parking <br />for his office space (2,500 square feet, 3 vehicles) can be moved to that <br />location. <br />Duray asked for additional explanation about the thrift store. Wagner <br />indicated that they will sell used and donated goods. The thrift store will <br />have 4,000 square feet of space, and an additional 3,000 square feet will <br />be warehouse space. The owner of the thrift store also sells books on -line <br />and will utilize the baekroom space for this portion of the business while <br />the front space will be the thrift store. Wagner indicated that the thrift <br />store will not be a non -profit venture, but will be aligned with a non - profit <br />so that people making donations will be able to be given receipts for tax <br />deductible donations. Wagner reported that this business is currently <br />located in his Oakdale building; therefore, he is very familiar with it. He <br />indicated that the business owner is aware that he will not tolerate people <br />piling stuff by the back door of the thrift store. Wagner indicated that he <br />would like to be able to put a drive - through area in for people dropping off <br />donations. If the store proves to be viable, the drive - through area would <br />be added. <br />Duray asked if the store would be operated by one owner or would it have <br />multiple owners similar to a flea market concept. Wagner reported that <br />there will be one owner and this will not be a flea market. The store will <br />be strictly a "Goodwill- type" store. <br />Murphy noted that the listing of approved used under the PUD -B District <br />does not include a sports training use, and suggested this be added to the <br />list to cover the current uses in the building. The Planner agreed. <br />Duray felt that the thrift store use would work in the area, and he was glad <br />to see the building fully leased. <br />Duray recommended approval of the Amendment to Planned Unit <br />Development (PUD) to include second -hand goods retailer (thrift store) to <br />-2- <br />
