LEE ROSSOW <br />3101 SPRUCE STREET <br />3175 RYAN LANE <br />194 / 196 RYAN LANE <br />3164 RYAN LANE <br />❖ For 20 years, we operated 150 school busses and parked 170 employee automobiles on the <br />194 / 196, 3101, 3175 and 3164 properties. <br />+ Eighteen months ago, the City of Little Canada approved new Conditional Use Permits <br />(CUPs), removing the bus references at 194 / 196 and 3175 Ryan Lane. At the same time, a <br />CUP update at 3164 was denied. <br />Currently at 3164, we have an opportunity to rent office space and outdoor storage to Auto <br />Rescue - a towing and impound operation - and outdoor storage to Quality Contracting, our <br />neighbor to the South. The current CUP and proposed ordinances do not contain provisions <br />to rent to these businesses. <br />4• Auto Rescue is willing to rent part of 194 Ryan, while waiting for the moratorium to be <br />resolved. <br />4• Quality Contracting, a Level One company, has outgrown their current property as many <br />local businesses have done in the past An opportunity exists for Quality to expand to the <br />North, on the 3164 lot, allowing for growth without moving or purchasing any more property, <br />OPTIONS <br />. Perhaps a yearly renewable license could be issued for situations not covered in the CUP of <br />the property or in the ordinances. The license should contain caveats and conditions that <br />would force the business to abide by the agreement. If they didn't, the City could refuse to <br />renew the license and / or the CUP. The fees charged for the license could augment <br />costs incurred enforcing the agreement. <br />+ The ordinances could allow existing Little Canada businesses the option of renting adjacent <br />or local parcels of land. This would accommodate for fluctuations and growth needs, and <br />would allow businesses to remain in the area, without incurring the unnecessary expenses <br />associated with moving. This is similar to the car dealerships along Highway 61 that <br />routinely move their automobiles to other parcels. <br />Please know that I respect your efforts to standardize the ordinances and control the problems <br />that exist throughout the City.
