While the preliminary plat depicts drainage and utility easements at the perimeter of Lot <br />3, no such easements are shown for Lots 1 and 2. As a condition of preliminary plat <br />approval, perimeter drainage and utility easements should be provided for Lots 1 and 2 <br />as well. Issues associated with easements should be subject to comment by the City <br />Engineer. <br />Access. Lots 1 and 2 will continue to be accessed from the north via County Road B2. <br />To be noted however, is that Lot 1 could potentially receive secondary access from <br />Viking Boulevard. <br />Proposed Lot 3 will be accessed from the south via Viking Boulevard. <br />Streets. No new streets are proposed as part of the plat. <br />Park and Trail Dedication. As a condition of preliminary plat approval, it is <br />recommended that the new lot (Lot 3, Block 1) be subject to the City's park and trail <br />dedication /cash contribution requirements. <br />Grading, Drainage & Utilities. Issues related to grading, drainage and utilities should be <br />subject to the review and comment by the City Engineer. <br />Summary and Recommendation <br />The proposed preliminary plat is generally consistent with applicable zoning and <br />subdivision ordinance requirements. As a result, Planning Staff recommends approval <br />of the LaVaque Addition preliminary plat subject to the following conditions: <br />1. A 50 foot building setback be maintained from Viking Boulevard (within which <br />multiple gas pipelines are located). <br />2. The preliminary plat be modified to illustrate perimeter drainage and utility <br />easements along Lots 1 and 2. This issue shall be subject to further comment <br />and recommendation by the City Engineer. <br />3. Lot 3, Block 1 be subject to the City's park and trail dedication /cash contribution <br />requirements. <br />4. The City Engineer provide comment and recommendation in regard to Issues <br />related to grading, drainage and utilities. <br />pc.
