The building will be rebuilt due to a land swap that is taking place to <br />allow for the re- routing of Viking Drive. The City is purchasing the property with an <br />existing car wash building located on it (to the south of the existing McDonald's) and <br />conveying it to McDonald's. In turn, McDonald's is conveying a long strip of property <br />located to the east of the existing properties to the City. The site is zoned B -3, General <br />Business District. <br />The Zoning Ordinance requires that drive -in and convenience food establishments <br />obtain a conditional use permit in the B -3, General Business Zoning District. <br />The City requires that all buildings constructed in the commercial zoning districts <br />undergo an Architectural Review, according to the Architectural Guidelines applicable to <br />the district in which the project is located. The parcel in question is subject to the <br />General Commercial guidelines, since it is not located in the "Main Street" district (Rice <br />Street/Little Canada Road area). <br />ANALYSIS <br />Location. The proposed location is at the southeast corner of the intersection of Rice <br />Street and Minnesota Avenue, on the site the existing McDonalds restaurant, although <br />with altered boundaries as noted above. <br />A.I'f3 1 0 2007 <br />;Fry OF UTT F CANAO /J <br />
