on Little Canada Road by reducing the height to 16 feet, and remove the sign along
Interstate 35E.
Planning staff does not recommend approval of sign variances, due to a lack of
hardship justifying the variance requests. The City could grant the CUP, based on
some level of reduction in the non - conformity of the existing signage. Options include
the following:
Require the Little Canada Road sign to meet the size requirements, but allow the
35E sign to remain, subject to replacement of the face panels to meet the City's
architectural guidelines.
Require both signs to meet the area and height requirements, permitting two
(rather than the required one) freestanding signs on the site, with both signs
meeting the architectural guidelines.
Both of these options maintain the non - conforming status of the signs, but bring the site
closer to conformance with the zoning ordinance sign regulations. By not granting a
variance, the signs remain non - conforming, and the City would have the opportunity to
seek further conformance at a future time. However, the owner would have the ability to
replace sign faces and maintain the signs.
Pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Rose City Sign Company Inc., 31208 County Road 71, Eagle Bend, MN 56446
6
