on Little Canada Road by reducing the height to 16 feet, and remove the sign along <br />Interstate 35E. <br />Planning staff does not recommend approval of sign variances, due to a lack of <br />hardship justifying the variance requests. The City could grant the CUP, based on <br />some level of reduction in the non - conformity of the existing signage. Options include <br />the following: <br />Require the Little Canada Road sign to meet the size requirements, but allow the <br />35E sign to remain, subject to replacement of the face panels to meet the City's <br />architectural guidelines. <br />Require both signs to meet the area and height requirements, permitting two <br />(rather than the required one) freestanding signs on the site, with both signs <br />meeting the architectural guidelines. <br />Both of these options maintain the non - conforming status of the signs, but bring the site <br />closer to conformance with the zoning ordinance sign regulations. By not granting a <br />variance, the signs remain non - conforming, and the City would have the opportunity to <br />seek further conformance at a future time.
