indicating among other things, the optimum, minimum or maximum <br />dimensions of such items as rights -of -way, blocks, easements and lots. <br />DOUBLE FRONTAGE LOTS. Lots which have a front line <br />abutting on one street and a back or rear line abutting on another street. <br />EASEMENT. A grant by a property owner for the use of land <br />for the purpose of constructing and maintaining ways, drives, and <br />utilities, including, but not limited to, wetlands, ponding areas, sanitary <br />sewers, water mains, electric lines, telephone lines, storm sewer or <br />storm drainage ways and gas lines. <br />FINAL PLAT. A drawing or map of a subdivision, meeting all <br />of the requirements of the City and in such form as required by Ramsey <br />County for the purpose of recording. <br />FRONTAGE. The width of a lot or building site measured on <br />the line separating it from a public street or way. <br />INDIVIDUAL SEWAGE DISPOSAL SYSTEM. A septic <br />tank, seepage tile sewage disposal system, or any other approved <br />sewage treatment device. <br />LOT. Land occupied or to be occupied by a building and its <br />accessory buildings, together with such open spaces as are required <br />under the provisions of the current Little Canada zoning regulations, <br />having not less than the minimum area required by said Zoning <br />Ordinance for a building site in the district in which such lot is situated <br />and having its principal frontage on a street. <br />LOT, CORNER. A lot situated at the intersection of two (2) <br />streets of which the interior angle of such intersection does not exceed <br />one hundred thirty -five (135) degrees. <br />LOT IMPROVEMENTS. Any building, structure, place, work <br />of art, or other object, or improvement of the land on which they are <br />situated constituting a physical betterment of real property, or any part <br />of such bette, went. <br />NATURAL WATERWAY. As mentioned in this Ordinance <br />shall mean any natural passageway in the surface of the earth so situated <br />and having such a topographical nature that surface water flows through <br />it from other areas before reaching a final ponding area. The term also <br />means to include any and all drainage structures that have been <br />constructed or placed for the purpose of conducting water from one <br />place or another. <br />NON - STANDARD IMPROVEMENTS. Improvements or <br />measures that are, in the opinion of the City Engineer, those which the <br />City may consider beyond the Design Standards and Required Basic <br />Improvements, and which may constitute reasons for denial of a <br />subdivision proposal. Examples of non - standard improvements shall <br />include, but not be limited to, the following: retaining walls in the <br />public right -of -way; retaining walls on proposed lots or outlots of <br />greater than two (2) feet in height; slopes steeper than four to one (4:1) <br />ratio; right -of -way subject to other easement rights; right -of -way that is <br />5 <br />Add "excessive tree Toss or <br />alterations to the natural <br />landscape" as an example of <br />"Non- Standard Improvements ". <br />
