elf CRIHG -flSSO(I -ATtS <br />August 9, 2007 <br />File: 120061 E -0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: MOORE'S EVERGREEN HILLS <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />We have been reviewing the submittal packages for the proposed Moore's Evergreen <br />Hills, previously named Homes of Evergreen Hills, located in between Old County Road <br />C to the south and County Road C to the north over the last two weeks. Several <br />comments have been addressed adequately; however, items still remain unresolved and <br />are as follows. <br />Grading Plan <br />1. The swale between lots 3 and 4 should be extended to eliminate drainage <br />from lot 3 crossing lot 4 or a larger drainage and utility easement should be <br />provided on the backside of lot 4. <br />Details <br />1. The skimmer for the outlet structures should be revised to a standard wood <br />skimmer. A detail can be provided to their engineer if necessary. <br />Storm Sewer Management/Design Calculations <br />1. Revisions are still being requested to the storm water calculations that have <br />been submitted. The developers engineer has indicated a willingness to <br />modify the submittal based on the comments; however, a final submittal has <br />not been received and will not be reviewed by the time of the Planning <br />Commission meeting. We would recommend any approval be contingent on <br />approval of the drainage calculations by our office prior to the City Council <br />meeting. <br />Plat <br />1. A minimum of a 6 foot easement should be provided along both sides of the <br />shared lot lines between lots 1 and 2, 2 and 3, and 3 and 4. <br />TA06 NOATA <br />
