Development Contract <br />• Bring the existing pylon sign located at the northwest corner of the property into <br />conformance with City codes related to signage at the time Midwest Gymnastics <br />occupies the property and a face change is to be done on the existing pylon sign. <br />• Remove the three light standards located on the north side of the parking lot that is <br />located on the north of the building. <br />• Remove the panels located on the east side of the north entrance door and repaint <br />the area to blend the color of the wall where the removal took place. <br />• Paint bollards protecting electrical transformer on the north side of the building. <br />• Immediately cooperate with the City to removal Drywall Supply, Inc.'s outdoor <br />storage from The Property and ensure that none is re- established. Also ensure <br />that any leases executed on The Property by Developer shall include a provision <br />prohibiting outdoor storage. <br />14. Developer has represented the ability to borrow up to an additional $1,500,000for <br />exterior building improvements as evidenced by a letter from First American Bank dated <br />December 3, 2007 and attached hereto as Exhibit A. The exterior building improvements shall <br />be constructed in essentially the same manner and quality to yield a final product as depicted on <br />Exhibit B attached hereto. Said improvements are to be undertaken once a lease agreement or <br />other transfer of building control has been made totaling 11,000 square feet in the northern half <br />of the structure located on The Property. It is hereby understood that the exact nature of the <br />improvements is subject to change due to the needs of any tenants /owners who ultimately occupy <br />space in the building, but the quality and appearance should be of similar quality and aesthetic <br />appeal as represented on Exhibit B. Said work must be completed within 12 months of the lease <br />and before any occupancy of the space occurs. Work to be undertaken relative to exterior <br />building improvements shall consist of that represented in Developer's Preliminary Cost <br />Estimate attached hereto as Exhibit C and will include the following: <br />
