Drywall Supply Addition <br />Development Contract <br />Signed copies of such reciprocal agreements shall be provided to the City and are subject to City <br />approval. <br />24. Lot Two. The existing spancrete building on Lot Two is to be renovated and such <br />renovation shall be consistent with any requirements of the City. The office warehouse ratio of <br />the building to be renovated and developed shall be no less than 20% office and no more than <br />80% warehouse. Future use of Lot Two may be governed by a future Planned Unit Development <br />pursuant to City standards, which may include future paving; concrete curb and gutter; and <br />specific parking requirements. Establishment and approval of parking improvements around the <br />existing building on Lot Two shall occur on or before June 15, 2004. Outside storage of <br />materials on Lot Two is prohibited. The existing shed on Lot Two (north of the former Knox <br />Building) is to be removed on or before December 31, 2003. The metal building located on Lot <br />Two is to be removed on or before June 1, 2004. Developer shall enter reciprocal agreements as <br />set forth in Exhibits C and D. Signed copies of such reciprocal agreements shall be provided to <br />the City and are subject to City approval. No financial assistance is being provided by the City <br />as to the Required Improvements on Lot Two. <br />25. Lot Three. The existing building on Lot Three which consists of approximately <br />24,000 square feet shall be renovated and brought into compliance with City codes. Such <br />renovation shall include, but is not limited to, the addition of sewer, water and restrooms. Such <br />renovation shall occur at such time as Developer no longer occupies the former Knox Building <br />located on Lot Two for use by Drywall Supply. Said existing building may be expanded by an <br />office addition of approximately 2,400 square feet. Said expansion shall occur on or before <br />December 31, 2004. In addition, a new storage building shall be constructed on Lot Three which <br />shall consist of approximately 17,920 square feet. Said new storage building shall be completed <br />on or before December 31, 2005. Sufficient parking and driveways shall be constructed on Lot <br />Three consistent with City requirements allowing sufficient access to all buildings on Lot Three. <br />The canopy cunTently existing on Lot Three may remain on the property if it is screened and <br />- 7 - <br />
