JOINT PARKING AGREEMENT <br />THIS AGREEMENT is made and entered into as of this day of <br />by and between the City of Little Canada, Minnesota, a <br />Minnesota Municipal Corporation (hereinafter "City "), Norman L. Strohbeen (hereinafter <br />"Norm's ") and the Ramsey - Washington Metro Watershed District (hereinafter "District "). <br />WHEREAS, the City, District and Norm's wish to utilize each other's property <br />(hereinafter "property ") legally described in Exhibit A, and depicted on the site plan <br />attached as Exhibit B, in Little Canada, Minnesota, for the purposes of overflow parking <br />from the City's City Center facility at 515 East Little Canada Road, Little Canada, <br />Minnesota (hereinafter "City Center "), the District's office at 2665 Noel Drive, Little <br />Canada, Minnesota, and Norm's property located at 477 East Little Canada Road, Little <br />Canada, Minnesota; and <br />WHEREAS, the City has approved a Conditional Use Permit to allow joint <br />parking on its property; and <br />WHEREAS, the District has approved the City's and Norm's use of its parking lot <br />for overflow parking; and <br />WHEREAS, in exchange for adequate consideration which includes Norm's right <br />to utilize the existing parking at the City Center site and District site for overflow parking, <br />Norm's agrees to allow said overflow parking on its property; <br />NOW, THEREFORE, in consideration of the mutual promises hereinafter <br />contained, all parties agreeing to be mutually bound, agree as follows: <br />ARTICLE I <br />REPRESENTATIONS AND UNDERTAKINGS <br />Section 1.1 By the City. The City makes the following representations as the basis for <br />the undertaking on its part as defined below: <br />A. The City is authorized to enter into this Agreement and to carry out its <br />obligations hereunder. <br />B. The City will require all parking of employees and visitors to the City <br />Center to occur first at the City Center when parking spaces are available. <br />C. The City will utilize the other parties' parking space solely as temporary <br />overflow parking for events at the City Center. <br />1 <br />
