The submittal documents reviewed included a <br />grading and erosion control plan, utility plan, landscape plan, soil borings, and drainage <br />calculations, Based upon our review we would offer the following comments. <br />Existing Conditions <br />1. Past survey information from City files indicates a storm sewer inlet in the <br />southwest corner of the fenced in parking area. This storm sewer connects <br />into a storm sewer main that runs south along the west side of Spruce Street. <br />The storm sewer inlet allowed for some ponding and rate control of storm <br />water in that corner of the parking lot. The storm sewer should be added to <br />the plan sheets and should be accounted for in the drainage calculations for <br />the existing conditions. <br />2. Topographic information should be provided for the east side of the existing <br />building to determine if the roof drainage discharges to the north or south. <br />Grading Plan <br />1. The filtration basin north of the parking area is proposed to have draintile <br />installed due to the presence of clay soils and the lack of ability to infiltrate <br />storm water. The draintile should be extended to a 27" diameter structure <br />which should be installed in place of the north most cleanout and storm sewer <br />extended from that structure to the existing structure on the west side of <br />Spruce Street. Due to the build of the structure it may be necessary to install <br />ductile iron pipe in lieu of concrete. <br />2.
