Schematic Design (SD) Based on City acceptance of the predesign findings in the TAC report, the consultant shall prepare schematic design drawings and renderings indicating the scale and relationships of project components that conform to the approved space needs programming. • Coordinate with City planning and zoning staff to facilitate plan reviews during SD • Prepare drawings and specification narratives to the City at 100% completion of Schematic Design (“SD”) • Prepare a cost estimate to deliver to the City based on 100% SD set • Incorporate stakeholder input, City comments, and costing information for the next phase of design Design Development (DD) The proposer shall complete the following tasks during the Design Development (DD) phase: • Coordinate with City staff and appropriate agencies to conduct plan reviews during DD • Prepare drawings and outline specifications to the City at 100% completion of DD • Prepare a cost estimate to deliver to the City based on 100% DD set • Incorporate stakeholder input, City comments, and costing information for the next phase of design Construction Documents (CD) During the Construction Documents (CD) phase, the proposer shall: • Coordinate with City staff and appropriate agencies to conduct plan reviews during CD • Update costing information based on the completion of a 50% CD progress set • Prepare drawings and full specifications to the City at 100% completion of the CD set Bidding In coordination with the City, the proposer shall: • Assist with development of bid package(s), including invitation to bid, instructions to bidders, forms, and supplemental documents necessary to convey project requirements. • Attend and lead pre-bid meetings. • Prepare addenda as needed during the bidding process.
