Section 3. The Association shall maintain any wetlands, rain gardens or <br />ponds located in the Common Area or on individually designated Lots as noted an <br />Exhibit A in a manner that will provide a safe and desirable habitat for wildlife while, at <br />the same time, take reasonable steps to reduce algae and to maintain the wetlands, <br />rain gardens and ponds in a manner that would generally be considered to be attractive. <br />The Association is authorized to spend such reasonable sums as it deems necessary <br />for this purpose. <br />Section 4. The Owners of all Lots shall be solely responsible for all <br />expenses incurred in maintaining, repairing and replacing their respective mailboxes. <br />Mailboxes shall be constructed, installed and maintained at the continuing approval of <br />the Committee in conformance with the design and type initially selected by the <br />Declarant or as an file with the Association. Failure to maintain the mailboxes in a <br />condition satisfactory to the Committee shall result in the Association replacing said <br />mailboxes and billing the Lot Owner directly for said replacement, including all costs <br />incurred at the Committee's and Association's discretion after written notice of same to <br />the Lot Owner. <br />ARTICLE XXII <br />NOTICE OF VIOLATION <br />Unless otherwise specified herein, Declarant or the Association shall give <br />an Owner written notice of any violation of the provisions contained within this <br />Declaration. This notice shall be given by certified mail, addressed to the Owner at the <br />property address of the Lot in question and shall specify in reasonable detail the nature <br />of the violation. In the event that the violation is not corrected within seven days from <br />receipt of said written notice, then the Association shall be entitled to utilize all remedies <br />27 <br />- 2 7 - <br />
