Section 3. The Association shall maintain any wetlands, rain gardens or ponds located in the Common Area or on individually designated Lots as noted an Exhibit A in a manner that will provide a safe and desirable habitat for wildlife while, at the same time, take reasonable steps to reduce algae and to maintain the wetlands, rain gardens and ponds in a manner that would generally be considered to be attractive. The Association is authorized to spend such reasonable sums as it deems necessary for this purpose. Section 4. The Owners of all Lots shall be solely responsible for all expenses incurred in maintaining, repairing and replacing their respective mailboxes. Mailboxes shall be constructed, installed and maintained at the continuing approval of the Committee in conformance with the design and type initially selected by the Declarant or as an file with the Association. Failure to maintain the mailboxes in a condition satisfactory to the Committee shall result in the Association replacing said mailboxes and billing the Lot Owner directly for said replacement, including all costs incurred at the Committee's and Association's discretion after written notice of same to the Lot Owner. ARTICLE XXII NOTICE OF VIOLATION Unless otherwise specified herein, Declarant or the Association shall give an Owner written notice of any violation of the provisions contained within this Declaration. This notice shall be given by certified mail, addressed to the Owner at the property address of the Lot in question and shall specify in reasonable detail the nature of the violation. In the event that the violation is not corrected within seven days from receipt of said written notice, then the Association shall be entitled to utilize all remedies 27 - 2 7 -
