Valor Enterprises — 3165 Spruce Street <br />Valor Enterprises is requesting to amend their original CUP to allow for more outdoor storage <br />and to relocate the sales lot. This matter came before the Planning Commission back in October <br />2003. Valor Enterprises has signed waiver to table the natter until May. During this time, Fred <br />Sedaghat submitted the attached site plan for the property. The new site plan provides for <br />additional repairable cars in the rear yard and the movement of the sales lot to the front yard. He <br />will also install some storage closets, which in theory will hold all the junk and debris that is <br />currently lying on the ground all over the property. Two major reasons for the change in <br />operation is the change in economy and drainage problems he was unaware of when he applied <br />for his original CUP. Joel and I did go out to the site on May 5 to review the site. I have <br />included the pictures taken. <br />At this time, Mr. Sedaghat is requesting to proceed with his CUP amendment. He was also given <br />the option of having some grading and elevations done by his own engineer for staff to review. <br />He has declined to proceed with that. <br />Ultimate Golf -2768 Rice Street <br />Sherman Associates will be closing on their purchase of their property by June 1't. They will <br />then demolish the outbuildings and complete site clean -up. Major improvements were <br />experienced last fall and only some odds and ends items remain. <br />Dan's Auto (Winner Automotive) — 3032 Centerville Road <br />I issued a citation to Mr. Winner on 5/5/04. This is the second citation he has received. The first <br />was issued bacic in 2001. When delivering the citation I explained that I would be making <br />weekly site inspections. If at those times, he has not made substantial progress in eliminating all <br />violations further citations will be issued. Below are the violations present on the property - <br />• Unlicensed /inoperable vehicles are present on the property. <br />➢ Exterior storage. (ex. tires, car parts, lumber, etc.) <br />• Signage is not in conformance with City Codes. <br />➢ No establishment of paved and striped parking spaces. <br />➢ Exceeding allowable parking. <br />➢ No approved site plan. <br />Mr. Winner is also aware that if his property is not in compliance by the time his license renewal <br />comes around, the City will not be renewing it. <br />Little Canada Hall — 433 Little Canada Road E. <br />I have been working with Tom Conroy, owner of the hall, to remove the three motor homes that <br />have been stored on the property for quite some time. The first letter was sent back in March. It <br />took me some time to get in touch of Tom. Mid April, I talked to Tom. He explained that these <br />motor homes all belong to one of his tenants. This tenant uses them in his photography business <br />and needs to keep them there between visits to different sites. I went over that the matter of <br />outdoor storage. Tom said he put in his lease agreement with this tenant that he could have the <br />motor homes. I said that is between him and the tenant, but it is not allowed according to our <br />code.
