Hamel Estates <br />Development Contract <br />Required Improvements for the purpose of certifying the same and recommending acceptance by <br />City. Developer shalt also complete construction staking for the project at Developer's expense. <br />21. An as -built survey will be required to verify elevations of each structure. <br />Required Improvements <br />22. The Required Improvements include: public streets to serve the Plat; the <br />construction of water main and services to allow for the availability of a public water supply <br />system to serve the area the Plat exists in (currently anticipated to be available in the summer of <br />2004); the extension of sanitary sewer main and services; storm sewer and ponding; grading; <br />paving; concrete curb and gutter; signage; and, lighting. All such Required Improvements, <br />except the final lift of blacktop on the road, shall be completed on or before August 15, 2004, at <br />Developer's expense. The final Lift of blacktop must be completed by August 1, 2005. Original <br />plans or subsequent changes for said Required Improvements shall be provided to the City <br />Engineer and shall be in accordance with City specifications and standards. No financial <br />assistance is being provided by the City as to the Required Improvements. <br />23. Developer acknowledges an alternative to on -site ponding initially proposed with <br />the development exists whereby discharge of runoff from the development can be directed to the <br />1 -694 right -of -way. Developer agrees to cooperate with City to use this alternative with <br />appropriate cost sharing to be negotiated if this option is made available prior to Developer's <br />construction of drainage improvements to serve Hamel Estates. If the alternative discharge is <br />used, Developer shall contribute to City an amount equivalent to the costs that Developer would <br />have been incurred in constructing the on -site ponding within the Hamel Estates Plat. City <br />certifies that no additional approval of the Board of the Ramsey /Washington Metro Watershed <br />District (RWMWD) shall be required. However, plans for the proposed drainage system <br />modifications including any impacts to grading must be furnished to and approved by the staff of <br />RWMWD. <br />24. Developer acknowledges that City will be making public improvements <br />consisting of streets, storm drainage, and water main to serve the Twin Lake area including the <br />
