However, now she <br />learns that there are two property owners who are unaware that their <br />property will be taken for a road. <br />The City Planner indicated that there is no one else's property that would <br />need to be taken for the roadway. There is currently 30 feet of right -of- <br />way that exists for Nadeau Road. An additional 20 feet of right -of -way is <br />needed, and that right -of -way would come from the southern border of the <br />Miller property as well as from the Hidden Acres plat. <br />Matt White, Yorkton Ridge, pointed out that providing a direct access to <br />Condit Street will cause some problems for impacted property owners no <br />matter where that access is located. White indicated, however, that <br />cleaning up the intersection of Burke /Condit/Nadeau will be a major step <br />forward to improving access in and out of this neighborhood. White <br />stated that if the pond remains as part of the Hidden Acres plat, he would <br />hope a liner would be installed to prevent seepage onto his property. <br />White noted that the Park & Rec Commission's recommendation was to <br />explore options to providing access to the Water Works trails. White <br />hoped that that issue would be finalized before the plat so that whatever <br />plat approvals are granted do not preclude options. <br />Gordie Howe indicated that the original preliminary plat submission, <br />Option 3, meets all the requirements of the City's Codes. The City <br />Planner confirmed that that was correct. <br />Howe indicated that he has explored options for a third access, and that is <br />why Options 1 and 2 are before the Commission. Howe reported that <br />Option 1 is very expensive because right -of -way would have to be <br />acquired from two properties, 2883 and 2891 Condit Street. Howe <br />reported that he has met with Mr. Miller, his attorney, and the City <br />Administrator to discuss the Miller property. Mr. Miller's attorney has <br />indicated they would like $90,000 for a 25 -foot strip of property on the <br />north side of his lot. Mr. Miller's asking price, added with Mr. Grant's <br />asking price (2891 Condit Street), plus the cost of moving Mr. Grant's <br />garage makes Option 1 too expensive. Howe pointed out that under <br />Option 2, there is the need to acquire a 20 -foot strip of property on the <br />south side of Mr. Miller's lot. <br />Howe reported that he has checked the affidavits of mailing for the public <br />hearing notices for his development. Both the property owners referred to <br />by Mr. Miller were mailed all hearing notices. Howe pointed out that <br />these property owners cannot be forced to attend these hearings. He also <br />noted that there is a 30 -foot strip of right -of=way for Nadeau Road <br />adjacent to these properties. There is the need for an additional 20 -foot <br />4- <br />
