Hidden Acres <br />Development Contract <br />with this development shall use Burke Lane or Yorkton Way without the expressed, written <br />consent of the City Administrator. <br />18. The Developer shall cause to be performed to the City Engineer's satisfaction all <br />finish grading, and shall maintain said grading, until Certificates of Occupancy are issued for all <br />buildings within the Plat. During this period the Developer shall prevent erosion by wind and <br />water to the City Engineer's satisfaction. <br />19. The Developer shall install Plat monuments within one year after recording the Plat. <br />No building permit will be issued until the ,Plat monuments have been installed and certified by a <br />registered land surveyor. Monument locations must thereafter be certified for Certificates of <br />Occupancy to be issued. <br />20. Developer shall instruct his engineer to provide adequate field inspection personnel <br />to ensure the project is constructed in accordance with approved plans and specifications. In <br />addition, the City's Engineer, at Developer's expense, shall also inspect the construction of <br />Required Improvements for the purpose of certifying the same and recommending acceptance by <br />City. Developer shall also complete construction staking for the project at Developer's expense. <br />21. An as -built survey will be required to verify elevations of each structure. <br />Required Improvements <br />22. The Required Improvements include: public streets to serve the Plat; the <br />construction of water main and services; the extension of sanitary sewer main and services; <br />storm sewer and poncling; grading; paving; concrete curb and gutter; signage; and, street lighting. <br />Any lighting which may become an ongoing City expense shall be coordinated with the City and <br />Northern States Power to minimize future operational costs with Developer to bear system <br />installation costs to allow City to attain Northern States Power's "Customer Owned Group V" <br />rate. All such Required Improvements, except the final lift of blacktop on the road, shall be <br />completed on or before November 15, 2004, at Developer's expense. The final lift of blacktop <br />must be completed by July 1, 2005. Original plans or subsequent changes for said Required <br />Improvements shall be provided to the City Engineer and shall be in accordance with City <br />_6_ <br />
