MINUTES <br />CITY COUNCIL <br />MARCH 13, 2008 <br />o Outdoor storage can occupy no greater than 60% of the <br />gross square footage of the property. <br />o Storage area cannot be in any portion of the yard between <br />the front building line and adjoining public street or side <br />building line and public street for a corner not. If specific <br />parcels do not have a back yard, and cannot meet this <br />condition, then a Variance would haue to be applied for and <br />considered by the Council. <br />o Outdoor storage is only allowed for tenants of a building in <br />an amount proportionate to each tenant's occupancy of the <br />principal building. <br />o Small piles of parts materials cannot be stored directly on <br />the ground. <br />o There must be 10-foot drive lanes permitting vehicular <br />access to all storage materials and equipment. No portion <br />of the outdoor storage shall be more than 50 feet from an <br />access lane or drive aisle. <br />o Outdoor storage cannot exceed 8 feet in height expect for <br />construction equipment which is stored in its most compact <br />condition. <br />o Outdoor storage must be fenced and screened, and the <br />storage area must be paved as per the Code. <br />o Outdoor storage cannot take up required parking areas. <br />o Outdoor storage is subject to all other provisions and <br />requirements as deemed necessary by the City Council. <br />Roger Stanke noted that his building is setback on his property and there is <br />no rear yard. The Planner noted that Mr. Stanke can comply with the <br />existing conditions of his CUP. If he wishes to amend the CUP, a <br />Variance would also be necessary relative to outdoor storage location. <br />Blesener noted the previous comment about distinguishing between major <br />body repair and other major auto repair work. The City Planner indicated <br />that the Code currently distinguishes between major and minor auto repair. <br />However, the consensus was not to distinguish between the various types <br />of major auto repair, i.e. major body work versus major engine work. The <br />Planner also noted that currently minor auto repair is not allowed in the I-1 <br />District, and this amendment would allow minor auto repair as a <br />conditional use. <br />The Planner noted that the proposed Code amendment also limits the <br />number of major auto repair licenses to 8. It was also pointed out that the <br />I-I District is the only zoning district that allows major auto repair. The <br />Planner noted that there are approximately 18 major auto repair licenses in <br />the City and he estimated that there are about 10 such licenses in Ryan <br />Industrial Park. <br />2 <br />
